Terms of Service

These Terms of Service govern your use of the Lake Arthur Self Storage website, online rental and customer portal at lakearthurselfstorage.com, and any related services we provide. Your storage rental itself is governed by your signed lease agreement, which is the binding contract between you and us. These terms supplement, but do not replace, your lease.

1. Acceptance

By using our website or creating an account, you agree to these Terms. If you do not agree, please do not use the service. By signing a storage lease with us, you also agree to the terms in that lease agreement, which controls in case of any conflict with these Terms.

2. Eligibility

You must be at least 18 years old and able to enter into a binding contract under Pennsylvania law to rent a unit or use this service.

3. Your account

  • You are responsible for maintaining the confidentiality of your account password.
  • You agree to provide accurate contact information and update it promptly if it changes.
  • Notify us immediately if you believe your account has been compromised.

4. Rental terms

All rentals are month-to-month, due on the 1st of each month, governed by the Pennsylvania Self-Storage Facility Act (73 P.S. §§ 1901 et seq.). The complete terms of your rental, including rates, fees, lien rights, default procedures, and termination, are spelled out in your signed lease agreement, available in your account portal.

  • Rent is due on the 1st of each month.
  • A $10 late fee applies after the 5th of the month.
  • The first month is prorated based on your start date.
  • A security deposit equal to one month's rent is collected at signup and refunded by mail (less any deductions) when you move out and the unit is left broom-clean.
  • Pennsylvania state sales tax (6%) applies to all rent. It does not apply to the refundable security deposit.

5. Payment

  • You may pay by credit card, ACH bank transfer (both via Stripe), check, cash, or money order.
  • Card and ACH payments are handled by Stripe, Inc. and are subject to Stripe's Services Agreement.
  • Failed automatic payments may incur a $25 returned-payment fee in addition to the $10 late fee.
  • You can change your payment method any time from your account portal, or by contacting the office.

6. SMS / text message communications

If you opt in to SMS notifications:

  • You may receive rent reminders, payment confirmations, payment failure alerts, welcome messages, and occasional service announcements.
  • Message and data rates may apply, depending on your mobile carrier and plan.
  • Frequency varies but is typically 1-4 messages per month per active lease.
  • Reply STOP at any time to opt out. Reply HELP for help, or call (724) 290-4437.
  • Opting out applies only to SMS and does not affect your underlying lease or our other obligations to communicate with you about your account.
  • SMS messages are delivered via Twilio, Inc.

7. Acceptable use of the website

You agree not to:

  • Use the site or services for any unlawful purpose.
  • Attempt to gain unauthorized access to any part of the system or other customers' accounts.
  • Interfere with or disrupt the service, including by sending malicious traffic.
  • Use automated means (bots, scrapers) to access the site, except for legitimate search engines.
  • Misrepresent your identity or attempt to rent units fraudulently.

8. Prohibited items

The following items may not be stored in any unit. Storage of these is grounds for immediate lease termination and may be reported to authorities:

  • Hazardous, toxic, or flammable materials (fuel, solvents, fireworks, ammunition components).
  • Perishables, including food and live plants.
  • Live animals.
  • Stolen goods, contraband, or any illegal items.

Vehicles are permitted in drive-up units provided they are registered, insured, in running condition, and not leaking fluids.

9. Limitation of liability

To the maximum extent permitted by law, Lake Arthur Self Storageis not liable for damage to or loss of stored property except as expressly required by Pennsylvania law and your lease. We do not provide insurance on stored items. We recommend you confirm with your homeowner's or renter's insurance that your stored items are covered, or obtain a separate policy.

We are not liable for indirect, consequential, or punitive damages arising from your use of the website or services.

10. Dispute resolution / governing law

These Terms and any dispute arising under them are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles. Any legal action must be brought in a court of competent jurisdiction in Butler County, Pennsylvania.

11. Modifications to these Terms

We may revise these Terms from time to time. The “Last updated” date at the top reflects the most recent change. Material changes will be communicated to active tenants by email. Continued use of the service after a change constitutes acceptance.

12. Termination

You may stop using the website at any time. Closing your online account does not terminate your lease — to end your lease, follow the move-out procedure described in your lease agreement (typically: submit a move-out request through your portal, empty and clean the unit, remove your lock).
